Why paver patios fail here, and how to build one that does not

The pavers are almost never the problem. What fails sits underneath them, and it fails the same way every time.

Why a paver patio fails: frost does the damage, water lets it in

Western New York runs through dozens of freeze and thaw cycles in a season. Water trapped in the base expands when it freezes and lifts whatever is sitting on top of it. Come spring it drains away and the patio settles back unevenly. Repeat that thirty times and you have a surface that looks like a wave.

The fix is not thicker pavers. It is a base that drains and never holds water in the first place.

What a frost ready base looks like

  • Excavation deep enough for this climate rather than for the catalogue
  • Crushed stone compacted in shallow lifts, not dumped in one go
  • A bedding layer screeded, never used to correct a bad base
  • Edge restraint so the perimeter cannot creep outward

Compaction in lifts is the step that gets skipped

A base put down in one thick layer only compacts near the surface. The bottom half stays loose and settles under load. Done properly, the stone goes down in shallow lifts with a plate compactor over every one of them. It is slower, and it is most of the reason one quote comes in lower than another.

Drainage and fall

A patio needs fall away from the house, usually around an eighth of an inch per foot. Too little and water sits against the foundation. Too much and furniture will not sit level. That gets decided at base stage and cannot be corrected later with sand.

What to ask before you sign

Ask for the excavation depth, the base material, whether it is compacted in lifts and what the fall is. Anybody who builds them properly answers immediately, because those numbers are the job.
